Greetings to our website visitors and all who have visited Comfort Falls! The latest news is: We have FINAL PLAT APPROVAL and the lots are staked!

Pilots from Florida to California, San Antonio to Houston, those expecting their first child to retired pilots, engineers, physicians, attorneys, military pilots – active and retired – we have had the pilots visit and revisit! Everyone loves the beautiful Texas Hill Country!

Now you can invest in the Hill Country home site of your choice and begin LIVING WITH YOUR PLANE! For those who have been waiting with us—thank you for your patience.

 

The investment in your homesite includes an undivided interested in over 77 acres of common areas which includes the 4500 ft. paved runway and over 53 acres of private parkland. The Orchard/Equine area will feature a lake. The River Park is one of the most beautiful portions of the Guadalupe River. Your River Park, lined with tall old cypress trees, features a waterfall and a tall rock bluff bursting with greenery.

We will be contacting each pilot who has put his or her name on a lot or two so they can make their final selection. If you visited and have not received an email or call from me please let me know as soon as possible. I have faithfully attempted to keep all your contact information, but sometimes email addresses change.

This project has been our dream for several years and a true exercise in patience. Thank you for waiting with us for all the different approvals that were required.

Note important changes that were made in the Final CCR’s:

Because we had so many requests from people who would not be ready to build in 3 years, a change was made to give the lot owner 5 years to begin construction on their home.

Square footage guidelines for homes have been modified to 2300 sq. ft – 8,000 sq. ft.

First Time Visitors: Spring fever is bringing pilots and families to see the fabulous annual wildflower explosion blanketing the beautiful Texas Hill Country! Recent spring showers have ‘greened up’ the entire airpark and the Guadalupe River has warmed up to welcome your very own tube, canoe, or kayak! A barbeque by the waterfall is a perfect way to enjoy the evening.

This time of year draws many visitors to the Hill Country. Art and music festivals, plays, wine tasting at the many local wineries, bicycle and motorcycle club tours, classic car clubs - be prepared for surprises. Wouldn’t it be wonderful to be able to stay and not have to go back to the city?

Come visit and see why Kendall County has been recognized as fifth in the Top Ten Best Places to live in Rural America (first in the Southwest and Western regions) according to 2006 Progressive Farmer. Check the Progressive Farmer page for a great photo of our neighbor Charlie’s solid rock house. His Grandfather built it in 1910 using a mule and pulleys to stack the stones up to the second floor. Like many in the area, it is an amazing original German home inside and out.

Though Comfort Falls is located on one of the most beautiful rural roads in the hill country, shoppers will enjoy The Rim and La Cantera Mall. Don’t forget the Bass Pro Shop. Both are off I-10 at exit 555 (we are exit 527). Antique shops abound in Comfort, Boerne, Bandera and Fredericksburg. A number of new shops and eateries recently opened in Comfort’s historic district.

For local lattes, delectable pastries and uptown salads/sandwiches you just can’t beat High’s (on High Street in Comfort!). Then follow High Street past the Meyer Bed & Breakfast just a few blocks away, right down to the new low water bridge at the Guadalupe River crossing. Keep going and Skyline Drive with its rustic setting, steep winding road and spectacular views is a lovely example of what draws people to the Texas Hill Country.

Please note our home sites are available only to licensed pilots. You are encouraged to read the Amenities Summary, and final Deed Restrictions, Architectural Guidelines and Airport Regulations found on the web site under Plat.

A helpful summary: Homes are 2300 sq. ft – 8,000 sq. ft. each with a private hangar. All 43 home sites have access to the 4500 ft. paved runway via 3 runway entries: displaced threshold to be determined after construction.

Homeowner dues are $900 annually and taxes are $1.75/$100. There are no hangar home sites. You can click on the plat to enlarge and see lot acreages and accessways.

Our altitude here is 1477 ft., dry and pleasant!
